What is Loan-to-Value (LTV) Ratio?
Loan-to-Value (LTV) ratio is a key financial metric used by lenders to assess the risk associated with a loan. It measures the relationship between the loan amount and the appraised value of the property serving as collateral. How LTV is Calculated
The formula for calculating LTV is:
LTV = (Loan Amount ÷ Appraised Property Value) × 100
For example, if a borrower seeks a $300,000 loan for a property appraised at $400,000, the LTV ratio would be:
LTV = ($300,000 ÷ $400,000) × 100 = 75%
This means the loan amount represents 75% of the property’s appraised value, while the borrower’s equity covers the remaining 25%.
